The Eviction Group assists landlords with the preparation and service of Florida 3-Day Notices for non-payment of rent throughout Miami-Dade and Broward County. A properly prepared 3-Day Notice is often the first step in recovering possession of your property when a tenant has failed to pay rent. We have been helping landlords since 2000 and can assist you with the notice requirements before an eviction case is filed.
Florida law generally requires a landlord to provide a tenant with a valid 3-Day Notice before filing an eviction for non-payment of rent. The notice gives the tenant three business days to pay the rent owed or vacate the property. Our team can prepare your notice, help ensure it complies with Florida requirements, and guide you through the next steps if the tenant fails to comply.

The diagram below shows all fees required.
The above fees are for RESIDENTIAL EVICTIONS only and covers all preparation and filling fees of the following documents:
Three day, 30 day notice or seven day notice, 5-day summons, complaint for possession, motion for clerk's default, motion for summary judgment, non-military service affidavit, final judgment, writ of possession, clerk of courts
filling fees, process server fees (rush posting), photocopies, stamps and envelopes.
If the tenant needs to be removed by the Miami Dade Sheriff a $115.00 fee will be required.
If the tenant needs to be removed by the Broward Sheriff a $90.00 fee will be required.
If the tenant contest the eviction, additional fees might be required.
ATTENTION PROPERTY OWNERS :Only the owner, lessor, an attorney, or the “property manager” is
authorized to complete, sign and file a Complaint for Eviction on behalf of the owner or landlord, with a
proper owner’s authorization form, and a non-lawyer property manager may only do so in uncontested
residential evictions grounded upon non-payment of rent.
However, a property manager may not bring an eviction action in his own name and a property manager
may not file motions once the eviction becomes contested. The non-lawyer property manager may not
even file a voluntary dismissal once the case becomes contested. In other words if the tenant contest
the eviction the owner or property manager will have to hire and attorney.
